Encouraged by state and local governments, Michigan is quickly becoming a hotspot for green building practices. Governor Granholm issued Executive Directive No. 2005-4, which states in part that “all state-supported capital outlay projects over $1 million . . . must be designed and constructed in accordance with the Leadership in Energy and Environmental Design (LEED) Green Building Rating System developed by the United States Green Building Council.” In addition, the City of Grand Rapids issued City Commission Policy No. 600-16, which in part requires that all new city building construction and renovation projects over 10,000 sq. ft. and $1,000,000 in costs are required to obtain LEED certification based on the U.S. Green Building Council’s LEED Rating System. Even when not required to obtain LEED certification, owners, developers and occupants are increasingly interested in implementing sustainable, low-impact projects.
